1. Acceptance of Terms
By accessing and using this website, DubVillas (the "Site"), and/or by making a reservation, you accept and agree to be bound by these Terms and Conditions ("Terms") and our Privacy Policy. If you do not agree to these Terms, you must not use this Site or our services.
2. Booking Services
- Provisional Booking: All reservations are provisional until the required deposit payment is successfully processed and confirmed by us.
- Deposit Policy: A deposit (typically 30% to 50% of the total price, as calculated during checkout) is required to secure the booking. The remaining balance is due upon arrival or as specified in your booking confirmation.
- Price: The price confirmed at the time of booking includes all specified amenities and taxes unless explicitly noted otherwise. We reserve the right to correct pricing errors upon discovery.
3. Cancellations and Modifications
- Cancellation by Client:
- Cancellations made 15 days or more before check-in: Full refund of the deposit paid, minus a small administrative fee (e.g., 5% or 100 EUR).
- Cancellations made less than 15 days before check-in: The deposit is non-refundable.
- Cancellations made less than 7 days before check-in: 100% of the total booking price is non-refundable.
- Modifications: Requests to modify dates are subject to villa availability and may incur a price adjustment or administrative fees.
- Force Majeure: DubVillas is not liable for cancellation due to events outside our reasonable control (e.g., natural disasters, war). In such cases, we will offer a credit for future dates or a refund based on the villa owner's policy.
4. Liability and Property Use
- Damage: The Client is responsible for any damage caused to the villa or its contents during the rental period and will be charged for repairs or replacement costs.
- Security Deposit: A refundable security deposit may be required upon check-in to cover potential damages, to be refunded after inspection upon check-out.
- Occupancy: The number of guests must not exceed the maximum occupancy stated on the booking confirmation.
5. Governing Law
These Terms shall be governed by and construed in accordance with the laws of the Emirate of Dubai, United Arab Emirates, without regard to its conflict of law provisions.
